A letter to storage owners

Dear Friend,

If you’re reading this, chances are there’s a storage facility in your life — one you built over years, or inherited, or ended up responsible for. The early mornings. Tenant calls on weekends. Late payments, broken gates, hail damage, the occasional lien sale. Small storage has a thousand moving parts, and somebody’s kept them all turning. Maybe that somebody is you. Or maybe you never wanted it to be.

Whatever brought you here — retirement, exhaustion, inheritance, or simply wanting your capital somewhere else — you’re probably weighing the same thing: this isn’t just an asset. It’s years of life. Handing that over to someone who sees a line item instead is a hard thing to even think about.

We understand that. And we built our company around it.

What we hear from owners:

"I still want the income, but not the work."

Seller financing with interest-only payments can turn your facility into exactly that — a steady monthly check without managing anything. You keep earning from what you built, while we handle the operation: collections, maintenance, staff, all of it.

"I don't want to hand this to a corporation."

We're not one. We're a family- and veteran-owned company, and you'll deal with actual people — the ones making the decisions, signing the documents, and still answering the phone years later.

"I need this to be tax-smart."

An installment sale can spread your capital gains over many years instead of one painful April. We'll work with your CPA to structure the deal around your tax situation, not ours.

"Life happened. I need to move — fast."

We can move quickly, but never carelessly. When you're facing a life event, you need one honest counterpart, not a maze of committees. We'll tell you plainly what we can do, and then do it.

"I never wanted to be a landlord at all."

Inherited facilities are our specialty. You shouldn't have to become an expert in storage to unwind one responsibly. We'll explain what you own, what it's worth, and what your options are — in plain language, with zero obligation.

What we can promise is simple: while a facility is ours, we pour into it. Better systems, better maintenance, better curb appeal, better online presence. The years you put in deserve that — and so do the tenants who store their keepsakes there.

We’re not in a hurry. If you’re not ready to sell today, that’s fine — we’d still like to know you, so that when that day comes, you already know exactly who to call.

Warmly,

Refael Claypole
