Keepsake Storage Partners

Keepsake Storage Partners

Serious buyers. Honest terms. Fast closes.

We buy self-storage across the Southeast, and we work to make the broker relationship the easiest part of the deal.

Many of our best sellers weren’t shopping — life happened, and they needed a call answered fast by someone who could actually close. We keep our box flexible enough to meet motivated owners wherever they are.

Our buy box

  • Self-storage facilities in GA, FL, AL, TN, SC, NC
  • 150+ units · $1M–$10M purchase price
  • Stabilized or value-add · single-site or small portfolio

Outside the box but interesting? RV/boat storage conversions, facilities with excess land, or distressed-but-salvageable operations — call us before you decide it doesn’t fit anyone.

How we structure deals

Seller financing, done right. In today’s rate environment, a well-structured seller-financed deal often nets your seller more than an all-cash offer — steady income over years instead of one taxable lump sum in April. We regularly structure:

  • Interest-only notes with balloons, sized around the seller’s income needs
  • Deferred or graduated payments for sellers easing into retirement
  • Master lease options for owners who want a trial before a full commitment

All-cash when it fits. For sellers who want simplicity, we close conventionally with no lender drag.

Either way: no rate-shopping, no committee approvals mid-stream, no surprises at the closing table.

Why brokers work with us

Responsiveness. A yes or a clear no within 72 hours — with honest feedback either way. If we pass on your listing, you'll hear why in plain terms you can relay to your seller.
Reliability. We don't renegotiate after the inspection period begins. We close what we sign. And we're straight about structure — if a deal involves a related entity or a partner, you'll hear it from us at the PSAA stage, never discover it at closing. Your commission is never in play.

Frequently asked

How do you handle inspection periods?

Efficiently and in good faith. We tour once, bring our own consultants, and won't use findings we could have anticipated on day one as renegotiation leverage.

Can you present multiple structure options to a seller?

Gladly. We'll prepare an all-cash and a seller-financed scenario side by side so your client can compare total net outcomes — not just headline price.

Do you co-broke?

Yes. Represented sellers are welcome; we respect the listing and the commission that comes with it.

What if the seller isn't ready yet?

We stay warm. Many owners take a year or three from first conversation to signature — we keep in touch without pressure, and when they're ready, you're the one holding the relationship.
